Develop an Emergency Plan Before hurricane season arrives, create a comprehensive emergency plan for your household. Discuss evacuation routes, designate a safe room within your home, and establish a communication plan to keep your family connected during the storm. Keep important documents, such as insurance policies and identification, in a waterproof and easily accessible place. Prepare Emergency Kit Your kit should include supplies you may need at home as well as a "go kit" if you must evacuate quickly. Include items members of your family may need for several days, including essential supplies such as non-perishable food, drinking water, flashlights, batteries, a first aid kit, medications, and important documents. Make sure to include Keep in an accessible location. Don't forget supplies for your pet too! Check Insurance Coverage & Polices Ensure your homeowners' insurance policy provides adequate coverage for potential hurricane-related damages. Review the terms, limitations, and exclusions. Get flood insurance, as standard policies often exclude it. National Flood Insurance Program covers actions to reduce pre-flood damage. Back Up Important Documents Make sure your insurance policies and personal documents, like IDs, are up to date. Make copies and keep them in a secure password protected digital space. It's not too late to create a plan with your family. Visit Ready.gov/plan and use the new "Make a Plan" fillable form to walk you through all the steps to begin your plan and then easily save an electronic copy, or share with other family members. Secure Your Home Check Your Roof: Schedule an inspection for any loose or damaged shingles, tiles, or flashing. A roof is the most vulnerable place during a hurricane. Secure Windows and Doors: Install storm shutters or impact-resistant windows to protect against flying debris and high winds. Reinforce doors with deadbolts or hurricane-resistant entry systems (including your garage). Check Drainage System: Clear debris from gutters, downspouts, and drainage systems. Yard Maintenance Trim trees and remove dead branches to minimize the risk of falling limbs during high winds. Secure outdoor furniture, grills, and other loose items by either bringing them indoors or anchoring them securely. Move potted plants and lightweight garden decor to a safe area. Check on Neighbors As you prepare your family and loved ones for a disaster, check on neighbors and folks in your community. Summer Sizzles While the Market Steadies Stay Ahead of the Curve with Our Expert Insights—Explore the Trends Today Welcome to our monthly market update! As we dive into the heat of summer, the real estate market continues to show its resilience. Whether you're buying, selling, or simply keeping an eye on market trends, understanding the current dynamics can give you the edge you need. This month, we’ll explore key factors shaping the market, from interest rate projections to active listings and pricing power. Our insights will help you navigate these changes with confidence. June brought some interesting changes in the real estate market. Most home sales (59%) were in the $200k to $500k range, which is a bit lower than the previous month. However, sales of homes over $1 million increased to 194 from 174, showing that high-end properties are still in demand. Cash sales, where buyers pay the full amount upfront without a mortgage, made up 24% of all sales, a slight decrease from 25%. Demand Dynamics and Sales Projection: Active listings have decreased to 8,776 as of July 13th, down 672 properties (7%) from the previous month. Although there are only 702 more listings compared to last month, the market shows relative strength. Sellers are holding out, and while transactions may slow, significant price declines are unlikely. It's typical for prices to peak in June, so a slight decline in the coming months is expected and should not be alarming. The Federal Reserve is expected to keep interest rates steady this month, with a 93% probability. Looking ahead, there's an 88% chance of a 0.25% rate cut in September, up from a previous 53% chance. This potential rate cut could stimulate buyer activity as borrowing costs decrease. Now, let's delve into some fascinating details about homes sold in June: Pricing Power: Active vs. New List Prices continues to show relative strength in the market compared to historical values. This indicates that prices are holding steady despite seasonal fluctuations. As we progress through the year, prices are anticipated to fall slightly, consistent with the seasonal trend of peaking in June. One notable change is the increase in seller concessions. These are perks or discounts that sellers offer to buyers to help close the deal. About 38% of sales included these concessions, up from 29%. For new construction homes, the average concession was $15.8k, slightly down from $16.9k. For existing homes, it was $8.1k, up from $7.2k. New construction remained a steady 25% of all sales. On average, homes sold for 95% of their original list price, which is just a bit lower than last month. This means that while sellers might be accepting slightly lower offers, they are still getting close to their asking price. June Sales Snapshot: Sales Distribution: 59% of sales were between $200k and $500k, a slight decrease from 61%. There were 194 sales over $1M, up from 174. Cash Sales: Cash sales accounted for 24% of transactions, down from 25%. Sale Price to Original List Price: Properties sold for 95% of their original list price, a slight decrease from 96%. Seller Concessions: 38% of properties included seller concessions, up from 29%. The average seller concession was $9.8k. For new construction, the average concession was $15.8k, slightly down from $16.9k. For existing homes, the average concession was $8.1k, up from $7.2k. New Construction Sales: New construction made up 25% of all sales, consistent with previous months. Now, let's take a closer look at July so far: Market Snapshot: We’ve got some exciting news: a whopping 61% of homes are priced between $200,000 and $500,000, up from 56% last month. So, there are even more options in this sweet spot! New construction homes are holding steady, making up 24% of all active listings, just like last month. However, not all news is shiny and new. About 47% of active listings have been hanging around for a while without selling, which is a bit higher than last month's 45%. But don't worry, there are still plenty of fresh opportunities out there! The types of properties available haven't changed much, but we’ve seen some shifts in listings by county. Baker County is up by 4%, Clay County by a whopping 15%, Duval County by 10%, Nassau County by 1%, and St. Johns County by 4%. The Ferrari Purosangue Ferrari made headlines when it announced the new Purosangue, their first-ever supercar with four doors and four seats. The GG team had the unique opportunity to test drive the vehicle through New Zealand's scenic landscape. The passion and luxury synonymous with Ferrari are clearly woven into the very fabric of the new Purosangue. The vehicle features an Active Suspension System, a V12 engine, and, of course, a completely new chassis. With an impressive 725 horsepower, the vehicle has more power than any other car in its segment. Notably, the four-door is not considered an SUV, as fervently described by Chief Design Officer Flavio Manzoni, “Enzo Ferrari would turn in his grave” at such a claim. Developed with nearly 85% sustainably produced raw materials, the new Ferrari is not just on the cutting edge of technology; it's an innovator in sustainability as well. Recycled polyester makes up the roof lining, while polyamide recycled from fishing nets makes the carpet. Although they look like leather, the seats are actually Alcantara, also made from recycled polyester. The route through the hills where “The Lord of the Rings” trilogy was filmed created the perfect backdrop for the unforgettable drive. However, the local 68 mph speed limit prevented the drivers from reaching the Purosangue’s maximum speed of 193 mph. With the ability to reach such a high top speed while still offering a spacious and comfortable ride, it's no wonder the Purosangue is already sold out until 2026. The Hotel Chelsea The Hotel Chelsea, a historic sanctuary for artists and cultural icons in Manhattan, began a renovation journey in 2011, sparking fears of losing its rock'n'roll soul to gentrification. As construction workers filled its storied halls, the fear of losing "Old New York" loomed large, threatening to erase decades of history and eccentricity. Frequented by legends like Bob Dylan, Stanley Kubrick, and Leonard Cohen, the Chelsea Hotel wasn't just a place to rest—it was a living embodiment of free spirit. Surprisingly, once the renovation efforts began and scaffolding covered the well-known bricks, no progress was made for ten long years. Permit disputes, investors pulling out, and arguments with residents halted improvements to the property. Yet the hotel held another secret within its walls. Two years ago, the Chelsea unexpectedly reopened after a complete renovation, without having changed its appearance much at all. It emerged rejuvenated yet unmistakably true to its roots, with old furniture and wires replaced but iconic features remaining. With a nod to its storied past and a touch of modernity, the hotel blends the old with the new, offering an inspiring environment for creatives of all kinds. The MS Europa This year, the Europa, often referred to as the most beautiful yacht in the world, celebrates her 25th anniversary. To help commemorate this milestone, the GG team was invited on a journey down the U.S. East Coast from Halifax in Canada to New York City aboard the luxurious ship. As part of the adventure, passengers could watch humpback whales leap from the water and go on excursions, such as visiting Harvard University. Gabi Haupt, Europa's product manager and the heart of the ship, ensures each guest has a meaningful experience during their stay and plans events tailored to their interests. Aboard the boat, passengers enjoyed luxurious meals while admiring an expansive view of the Atlantic Ocean. A recent extensive renovation completed in an impressive 14 days brought a spa and gym to the top of the ship, offering innovative fitness classes and nutrition workshops.
